Tenant Fees Schedule

Permitted Fees under the Tenant Fees Act 2019

We comply fully with the Tenant Fees Act 2019. This means we only charge fees that are permitted by law. Below are the only fees that may apply during your tenancy:

Holding DepositA holding deposit of up to one week’s rent may be requested to reserve a property while referencing checks are carried out. If the tenant decides not to proceed, all or part of the holding deposit may be retained in line with the tenancy agreement. If the tenancy does not proceed due to landlord action, delays, or other reasons outside the tenant’s control, the holding deposit will be fully refunded.
Security DepositA security deposit of five weeks rent is required. This covers damages or defaults on the part of the tenant during the tenancy. The deposit is protected in accordance with MyDeposits and will be returned at the end of the tenancy, subject to any permitted deductions.
Lost Key or Security Device FeeIf a tenant loses a key or security device giving access to the property, they are liable for the actual cost of replacement. Where the loss requires the landlord or agent to attend the property or deliver the replacement, reasonable associated costs (such as staff time and travel) may also be charged in accordance with the fees outlined in your tenancy agreement. Example: If a key costs £10 to replace and delivery to the tenant is required, the total fee may be up to £30.
Late Rent Payment FeeIf rent is more than 14 days overdue, interest may be charged in accordance with your tenancy agreement, up to the maximum permitted rate of 3% above the Bank of England base rate, calculated daily from the due date until payment is made in full.

No Other Fees Are Charged

We do not charge tenants for:

  • Referencing
  • Tenancy agreements or renewals
  • Check-ins, check-outs, or inventories

All other charges are included in your rent or clearly agreed in advance where optional.
